If you are thinking about selling your home the first thing you probably ask yourself is; can I add more value? Whatever your budget, here are our top tips for adding some value to your property.

 

At a Premium

Loft Conversion – The easiest way to add an extra bedroom/bathroom to your home is by having the loft space converted. This is costly but not hugely disruptive as most work can be done before opening up access to the room.

Conservatory – Extending living space throughout the downstairs of the house is another attractive option which could further increase your house value.  Make sure the chosen design is sympathetic to the outside of your house to keep fluidity throughout your home and street.

Kitchen Refurbishment – The kitchen is the heart of the home and if you are going to spend money on improving any one room, make sure it is this one. Really think through the ergonomics and design of the kitchen work triangle to determine efficient kitchen layouts.

 

Middle of the Range

The Garage – Approximately 90%of garages in the UK do not house cars so why not turn that space into something more profitable? Calculate the value you could add to your home by multiplying your garage size by price per square foot in your local area.

Clean up – Add some basic “curb appeal” by painting your house, cleaning the windows and re-pointing your path. Most buyers will go on their first impressions so make sure it is a good one!

Parking – If you live in a town and city and have a front garden, it might be time to pave over it. Flowers and a lawn may look nice but when parking is at a premium, driveway space may add some real value to your home.

Target your Market – Deduce who your target market is in your area and aim your property at them accordingly. Transform your spare room into a play room, study or home gym.

The Front Door – Give your Front door a 60 minute make over by adding a nice new knocker, knob and letterbox. Finally add a fresh coat of paint and some nice clear house numbers to add some serious curb appeal to your home.

Hall of Mirrors -The first place prospective buyers will step foot is the hallway. Keep this (sometimes narrow space) clutter free and for a quick, simple and cheap trick add some mirrors so your hallway magically appears bigger.
